Welcome to our February 2018 Project News update.
Significant progress has been made at Dux Richmond Hill this month, with the heritage facade restoration works nearing completion. The tower crane was removed from the site earlier this month, and the pool in the resident retreat is now fully tiled.
– Joinery has been installed up to level 8 apartments and commenced on levels 9, 10 & 11
– Bathroom tiling has been completed up to level 9
– Painting had progressed up to level 11 and will soon be complete
– Timber flooring has been installed up to level 7
As the Hacer team continue to make steady progress within the apartments, work on the shared spaces is well underway. The two lifts are now installed and fully operational, and both lobbies are starting to take shape with glass and tiling going into the Bridge Road lobby, and road and asphalt works starting around the site on Bridge Road and Judd Street.
FINANCE VALUATION APPOINTMENTS
We will shortly send through an email to advise that your apartment is ready to be called for Finance Valuations. An official letter will also be sent to your solicitor.
Please note that Finance Valuations will comprise of two stages:
Stage 1 – Apartments on Ground Floor – Level 5
Stage 2 – Apartments on Level 6 – Level 11
Instructions on how to arrange your valuation will be included in the next communication.

EXPECTED SETTLEMENT TIMING
Settlement is expected to occur in mid-April 2018.
We are advised that the Plan of Subdivision is expected to register in mid-March 2018, with the occupancy permit expected to issue around late March 2018.
If you haven’t already, we strongly advise clients requiring financing on their apartments to commence their loan application now. Settlements that do not take place on the due date will be charged penalty interest.
